Electricity, Gas & Telephone

These are all the tenants responsibility to have connected at the time of signing the lease agreement.

Rental Payments

You are required to pay your rent in advance at all times.  Rent payments must be made via B-Pay 2 days before your rent is due to allow for the time it takes for the bank transaction,  if we do not receive your rental payment and you have not contacted us then this may lead to you being issued with a Termination Notice.

Property Condition Reports

We will provide you with a property condition report when you sign the tenancy agreement. You should review the report thoroughly and  make any comments that you feel are necessary to reflect the condition of the property at the time of taking occupancy.

It is very important that you return the property condition report to us within 7 days of the commencement of your tenancy otherwise the original report will be used for your final inspection when you vacate.

Rental Bonds

Your bond will be lodged with the Bond Administration and is held as security against any damages to the property. Shortly after lodgement, you will receive written confirmation from the Bond Administrator that they have received your rental bond and will provide you with a Rental Bond Registration Number.

Your rental bond will be refunded to you after you have vacated the property provided that there are no monies owing for cleaning or repairs to the property and your rent is paid up to date.

Routine Inspections

During your tenancy with us, your Property Manager will  inspect your property, the first inspection will take place within the first six weeks of the tenancy and then every three months. We will contact you in advance and in writing to advise you of the inspection.

Repairs & Maintenance

All requests for repairs and maintenance are best reported via email to

For all non-urgent repairs it is necessary to obtain the owner`s approval before any work can commence.

In the event of an urgent repair required outside office hours contact your Property Manager on the emergency number 0404 228 019.


The owner`s building insurance cover does not extend to cover your belongings. We strongly suggest that you take out comprehensive contents insurance .

In the event that you, another occupier, or visitor accidentally damages the property and rectification work is required, you may be required to pay any excess that may apply to the owner`s insurance cover.

Sub Leasing

Your tenancy agreement states the maximum number of people who can occupy the property.

Unfortunately, you are not allowed to sub-let your property.

If there are any changes to the number of occupants please contact your Property Manager immediately.
